Pick one of our fully wooded lots or open lots 1 -50 Acers; the choice is yours. We also build about 20% of our homes on build on your own lots in Franklin, Normangee, Iola, Bedias, Snook, Wellborn, or anywhere within a 30-mile radius of Bryan College Station.

ABOUT OUR HOMES:
Our custom homes are designed to meticulous detail by Casey Scurlock and finish details by Designer Kayleigh Avants. We specialize in structural and aesthetic details that matter; like high living room ceilings, huge windows allowing lots of natural light, large sliding glass doors off the kitchen for an indoor/outdoor experience with an oversized back porch, kitchens that have huge islands, custom vent hoods, upgraded appliances, huge butler pantries with workstations built-in with appliance storage and organized food storage, large custom wood burning fireplaces to keep your family warm in the winter, luxury master suites designed with large glass showers, beautiful freestanding tubs, master baths with generous vanity spaces/split sinks/sitting areas, large single or dual closets that flow into the laundry room/mud room, additional bedrooms that have large closets and flex spaces for office, game room, etc. Our homes have ample amounts of storage space. We truly know how to give you more home for your money.


MEET THE BUILDER:
Founder Matt Ratliff has been developing land and building for more than 20 years. He spends most of his time on business development and building relationships with customers and vendors. He’s had the pleasure of growing up and raising his family here in Bryan College Station. In his spare time, he focuses on family, BBQ's, fishing, and a great network of friends. Happy Houses TX started with a dream of working with his sons. From coaching them in pee wee football, to watching them Graduate from Texas A & M university, and now running parts of the company, this dream has come true. There is no greater pride or joy; Matt is truly living his best life and is so thankful every day.

ABOUT THE TEAM:
Construction Operations are run by Matt’s oldest son Daylon Ratliff, a Texas A&M Construction Science graduate. In his spare time he loves to live a healthy lifestyle, fishing, and spending time with his girlfriend and family. Daylon is one of the hardest working people to know, first one to the job and the last one to leave. He has a no-quit attitude, and a perfectionist's mindset. Details matter to him and making customers happy is what drives his daily activities.

Construction Site Operations are run by Kelton Ratliff, when he finds time you will find him covered in oil working on his old ford truck or hunting in the backwoods. Kelton is a laid-back people pleaser with a very high work ethic. He adores his girlfriend and people tell him all the time how lucky he is. He makes friends easily and will go out of his way to make sure the job is done right. He always has a smile on his face and never complains.

Interior design, customer relations, and behind-the-scenes admin operations are run by Kay Avants. Kay, a former paralegal, brings the feminine perspective and attention to detail required for a company like ours to be successful. She is truly a special talent that can help take a customer's vision to an elevated reality. She graduated from Tarleton State University and is knowledgeable in the construction process. She loves to get into the details that most customers never even consider. Her work ethic is second to none and goes the extra mile every day.
